The right commercial roofing system depends on your building type, climate exposure, roof slope, intended use of the space below, and budget. We work with every major commercial system and specify based on what's right for your building — not what's easiest to install or most profitable for us.

Every system recommendation comes with a written explanation of why it's the right choice for your specific situation and what alternatives were considered. You should understand what's going on your building and why.

Single-Ply Membrane

TPO — Thermoplastic Polyolefin

TPO is the most widely specified single-ply roofing membrane in commercial construction. Its popularity is earned — it delivers reliable performance across a wide range of climates, and its heat-welded seams create a watertight bond that's stronger than the membrane itself.

White and light-colored TPO reflects solar heat effectively, reducing cooling loads in commercial facilities. Lifespan of 20–30 years with proper installation and maintenance. Available in a range of thicknesses — we specify the right mil for your application.

Rubber Membrane

EPDM — Ethylene Propylene Diene Monomer

EPDM is the industry's proven rubber membrane — it has been the standard in commercial flat roofing for decades and for good reason. Exceptional durability in extreme temperature swings, outstanding UV resistance, and a track record measured in generations of buildings.

In South Dakota's climate — hot summers and brutal winters — EPDM's flexibility at low temperatures and resistance to thermal shock make it a reliable long-term choice. Available in both black and white membrane, in 45 mil and 60 mil thicknesses.

Best for: cold climates, large low-slope roofs, re-roofing over existing substrates.

Premium Single-Ply

PVC — Polyvinyl Chloride

PVC is the premium single-ply choice for demanding commercial environments. Its core advantage is chemical resistance — grease, oils, and industrial contaminants that would degrade other membranes don't affect PVC. This makes it the specification of choice for restaurants, food processing, and any building with chemical exhaust exposure.

PVC features heat-welded seams like TPO, excellent fire resistance, and strong performance in wind uplift scenarios. Higher cost than TPO or EPDM, but the right investment for the right application.

50+ Year System

Metal — Standing Seam & Structural

Commercial metal roofing is the most durable system available. A properly installed standing seam metal roof has a 50+ year lifespan with minimal maintenance requirements. When the decision is made for long-term, the math on metal is compelling — the per-year cost over the system's life is often lower than a 20-year membrane replaced twice.

Metal's energy performance is excellent — reflective coatings reduce cooling loads significantly. It handles snow load and wind uplift better than any membrane system. We install both standing seam and structural metal systems, custom cut to your building.

Best for: buildings held long-term, industrial facilities, new construction where lifecycle cost matters.

Restoration System

Coatings — Silicone & Acrylic

Roof coating systems are applied directly over a prepared existing membrane to restore performance and extend life. The right coating system — properly applied to a qualifying substrate — can add 10 to 15 years to a commercial roof and avoid the cost and disruption of full tear-off.

Silicone coatings are the preferred choice for ponding water environments — silicone is unaffected by standing water where acrylic systems are not. Acrylic coatings offer excellent reflectivity and cost-effectiveness on roofs where water drains properly. We assess the substrate first and recommend accordingly.

Best for: aging roofs in acceptable substrate condition. Substrate assessment required before any recommendation.

Hybrid Membrane

Flexion — Advanced Hybrid System

Flexion is an advanced hybrid roofing membrane that combines the flexibility of EPDM with the weld-ability and puncture resistance of TPO. Designed for demanding applications where standard membranes are pushed to their limits — wide temperature ranges, high foot traffic areas, and mechanically complex roof surfaces.

Flexion systems feature heat-welded seams for superior watertight performance and exceptional resistance to UV degradation. If your building or climate poses challenges that standard membranes struggle with, Flexion warrants consideration.
